Design - Build Services

GarCom Incorporated in 1996, and is a full service communications cable and special systems design and installation company servicing government agencies and private industry throughout the United States. GarCom, Inc. specializes in coordination with purchase directors, owners, and engineering staff to design and build the best possible systems configuration for the project application.

With increasing demand for tighter schedules, early commitment to budget and a single point of accountability, the construction market is turning to design build as the preferred project delivery method. This process gives our clients control over critical decisions by reviewing different options and analyzing their cost implications in the early stage of project development.

Consequently, we give our clients a guaranteed price for special systems scope of work prior to the completion of construction drawings. GarCom expertise and reliability combines cost effective design and high quality workmanship. This approach achieves the best value and return on investment for our clients.

Project Coordination

Proposals
When you choose GarCom, Inc. to offer design-build strategies, we will provide you with a comprehensive proposal that has been developed specifically for your needs. It includes a proposed scope of work, a general system description featuring critical aspects of design and system functionality, illustrations and flow charts to help describe system integration and custom control. A comprehensive study and scope of work is assembled by phase to include a detailed breakdown of proposed systems technologies and install services.

Survey Report
GarCom, Inc. attends walk through meetings and project engineering sessions with our clients, asking questions to determine their specific network and special systems needs and requirements. GarCom then prepares a comprehensive Survey Report based on the information obtained form the survey meeting. When the client has confirmed the systems configuration described in the Survey Report we will begin developing the final design configuration and technical submittal.

System Design
GarCom, Inc. develops the schematic design and prepares a comprehensive cost estimate. The schematic design is a compete conceptual single line diagram detailing the key components and interconnect making up the complete systems package. Our cost estimate details part by part the components and services as well as extended maintenance options.

Computer-generated Images
To help better communicate our design intent, GarCom provides our clients a look into the future by presenting exterior settings, room interiors, console design and custom fabricated components using 3D modeling and rendering. Multiple views, detail views, and cut away views, can all be easily generated from these models, all offering profound design insight.

Sound System Acoustic Performance Mapping
In a sound system design, the speaker configuration will determine the ultimate sound quality of the installed system. GarCom uses Acoustic Simulator programs to aid in the speaker design process and help insure optimum performance for the investment. Acoustic Mapping is also useful in validating room acoustics conditions while in the design phase.

Estimate
The proposal estimate will provide our client with an itemized schedule of the equipment and services included with the proposed communications cabling and special systems package. The cost breakouts are typically organized by system technology type. We provide itemized pricing for products, labor and subcontract services. A list of exclusions is supplied itemizing associated Electrical, Mechanical or General Contractor support.

Submittal Documents
GarCom, Inc. prepares a preliminary design and a set of coordination drawings. The preliminary design technical drawings will consist of schedules and device back boxes on architectural backgrounds, conduit risers, infrastructure details, specification sheets for the proposed communications cabling and special systems components. A set of systems coordination drawings will be provided to the construction manager and will include information specific to structural, mechanical, electrical or architectural support services as confirmed supplied by other trades involved on the project.

As-built Documents
GarCom, Inc. will develop the systems as-built documentation for the owner. The as-built package will consist of full size construction drawings and equipment specifications. The drawings will show actual cable paths, conduit risers, and pull box locations on architectural backgrounds. Updated riser diagrams and schematics are supplied for each system technology installed and will identify cable labeling and network port addresses. The as-builts will provide detailed rack and console equipment descriptions along with step-by-step system operation guides. Network cable inspection, performance testing and certification documents are inclosed as part of the as-built package.
